The hospital experienced interior damage due to record rainfall where the roof system failed. AirMD was retained to identify the damage present and to develop a remediation protocol to correct the issues. Concerns for patient care, ICU, and the operating rooms were key factors considered in the project. AirMD produced a report of findings and a remediation protocol to the hospital’s CEO, Board of Directors, and state officials.

Throughout the United States, a current asbestos survey is required by the EPA prior to the demolition or renovation of any commercial or multi-unit residential property. Before the remediation work commenced at the hospital, AirMD conducted a hazard assessment of the building by doing an asbestos survey of the building materials that would be disturbed during remediation. Asbestos was detected in the building and an abatement protocol to remove the contents from the building was initiated.

This specific project is ongoing. Once the remediation work is completed, AirMD will conduct post remediation clearance testing to ensure all issues have been properly resolved.

The engineers quickly identified the problem as building envelope issues. These issues retained moisture in several rooms, so AirMD documented each individual room and the cause of the increased moisture. The primary factors cited in the report were building envelop issues as well as improper temperature control. In other words, the construction of the building lacked proper air-flow, allowing for the buildup of moisture and eventually mold. The building science department then presented the client with a detailed and cohesive report of the problems faced in the large property.

Prior to beginning work on the remediation, however, AirMD conducted a commercial asbestos survey & assessment of all the disturbed sections of the hotel. Asbestos currently finds its way into many construction materials, which is what makes the asbestos survey so necessary for the remediation process. AirMD was able to ensure the safety and cleanup of this project in a quick and professional manner.

The entire project took four weeks, and AirMD provided the logistics and oversight expected from true professionals. AirMD was asked to ensure that the assisted living facility was free from any harmful contaminants. The rampant flooding caused by the storm brought water into the building. The problem was further complicated by a release of retention pond water that infiltrated the facility. AirMD’s first step was to conduct a thorough assessment of the facility.

AirMD personnel have expertise in the fields of microbiology, industrial hygiene, bacteriology, mycology, aerobiology, microscopy, environmental science and toxicology. These skills made them uniquely qualified for the task. They documented all of the spaces affected by the flooding and produced a report of what they found. Included in the report was a remediation protocol with a detailed explanation of the extent of the contaminant and health issues, as well as how to best contain them. This report helps property managers control costs, limit unnecessary work, and limit liability.

The residents and their families were understandably concerned about the state of the assisted living facility. The corporate representatives coordinated a town hall style meeting. AirMD attended the meeting and presented their plan for action to help ease concerns.
