Ninety percent of the homes Air Allergen tested for prospective real estate buyers in 2010 contained spore counts well in excess of the guidelines in the California Healthy Building Study, which suggests that the inside spore count should be below 1,000 spores per cubic meter.(Guidelines from several other agencies and associations are more stringent).
The average spore count of the samples taken in the homes was 51,903, with one third above the 51,903 average. Fifty thousand spores per cubic meter is sufficient to result in allergies, asthma and other significant health symptoms for anyone who is sensitive to mold spores, and many who are not normally affected.
If you represent the purchaser of a home, consider having the spore count checked before the purchase, especially if the home has sat for an extended period without the HVAC operating, or if the home has a crawlspace or unfinished basement.
In addition to health risks, mold remediation can be a significant cost. Looking out for your client’s health as well as their wallet can help give you the edge that you need in a competitive market.
